Our 50+ Residential Mortgage

What is it?

Our 50+ residential mortgage is designed for borrowers over the age of 50 and is an interest-only mortgage, meaning your monthly repayments only cover the interest. You will need to pay off the rest of the loan at the end of the term.

Who's it for?

If the time is not yet right for you to become Mortgage free but you have a plan of when and how you would like to do so, our 50+ allows you to keep your mortgage on low interest only payments into retirement to an agreed point that you will be ready to repay.

How it works

This is a fixed-term mortgage product (min 5 years, max 45 years) and you won't pay the loan back until the end of the mortgage term.

Benefits

You only make the interest payments each month, keeping payments low. You’ll need a plan in place to repay at the end of your term.

Our RIO Mortgage

What is it?

A RIO is a retirement interest only mortgage, on your main property, that you have for life. There’s no end date, and you’ll make interest payments each month.

Who’s it for?

It’s designed for people over 50, and you’ll need to be between 50-88 when applying. You don’t have to be retired.

How it works

You’ll make monthly interest payments, and only pay off the loan when you sell your home. You can choose to fix the interest rate for 2, 5, or 10 years, or for life.

Equity Release

What is it?

Essentially, equity release is a way to release a tax-free sum of money from the value of your house which can be either as one lump sum or in stages. No monthly repayments are made during the term of the mortgage.

Who’s it for?

Ideal for those who wish to unlock the value in their home and receive cash aged between 55 and 88. This can be a great way to fund your retirement lifestyle or to help fund home improvement and family gifting.

How it works

How much you can borrow depends on the value of your home, not individual income or affordability. You won't need to make any interest payments throughout the mortgage. Interest will then be added to the amount you’ve borrowed, and paid off by the sale of your house.

Benefits

You won’t make any monthly repayments, and we have a no negative equity guarantee – meaning you’ll never owe more than your home is worth. There are lump sum and draw down options, so you can access your money in one go, or as regular income.
