Commercial Lending August blog – client case study edition

In this month’s blog, we take a look at some of the projects we’ve supported our clients on over the past 12 months and the service we provided to help them reach successful completion.

Case study one

Highpoint senior living

Client: Highpoint Senior Living

Finance product: Residential Investment Finance

Project: Refinance of 11x retirement living apartments in the southeast

Project summary

We provided an investment finance facility to support a returning property investor client, Highpoint Senior Living, refinance a block of retirement apartments following their refurbishment into modern, clean rental accommodation.

Having purchased the properties, Highpoint refurbished and let all units, providing much needed rental accommodation to the over 60s in the area. Hodge subsequently provided a 10-year investment finance facility to support the long-term strategy of Highpoint, a serial investor/developer in the underserved retirement market in the UK. This project not only helped to regenerate the local area by reinventing an existing tired town centre block, but it also provided much needed rental accommodation for the retirement community, a hugely underserved market in the UK. Case study two

Client: AMP Construction & Groundworks Ltd

Finance product: Development Finance

Project: Development of thirteen new two and three bed terraced and semi-detached houses in Llangefni, Anglesey

Project summary

Project summary:  Hodge provided a development finance facility to support the construction of 13 new homes located within an established and popular town centre which sits within the heart of the Isle of Anglesey. Planners were keen to see an improvement in the local area as a result of the development, a gateway to the town, which the development has certainly delivered on and has provided the opportunity for local families and first-time buyers to acquire much needed and affordable new homes. Case study three

Client: New Dimension Homes Ltd

Finance product: Development Finance

Hodge project lead: Greg Pescott - senior development finance manager

Project: Land purchase and development of an energy efficient, sustainable housing development in Hellingly, East Sussex.

Project summary

We were pleased to support this client in providing a development finance facility to help fund the land purchase and construction of eight brand new homes in Hellingley, East Sussex. The project was completed using the cutting edge Insulated Concrete Formation (ICF) construction system to provide high quality and energy efficient family homes for the area with a strong focus on efficiency and sustainability.
